The Downtown Phoenix area has long been burdened by
a random pattern of scattered structures and large
surface parking lots, which almost defy any kind of
pedestrian atmosphere.

All parking occurs below grade, thus affording space
for open plazas, cascading pools, a fountain, and a
variety of informal landscaped areas and a
garden-dining terrace with umbrella-covered tables.
Vertical bay windows extend across multiple office
levels creating added interest for the interior
spaces, as well as adding a natural form of ornament
for the exterior. A north-facing atrium entrance
includes massive brick arches, copper canopies, and
frame less glazing.
