The site consists of 950 acres of previously
undeveloped rangeland. The Master Plan consists of
one to three acre residential lots woven into a
varied desert terrain. The desert washes, which
traverse the property, will be left in their natural
state to provide open space and trail linkages
between seven park settings. The recreational
amenities of the development include tennis courts,
pocket parks and a series of pedestrian and
equestrian trails which connect the desert washes to
a park with an equestrian staging area.
The road design includes a predominance of
cul-de-sac and hammerhead turn-arounds to give added
seclusion and privacy while reducing the amount of
paving. The buildable area on each lot will be
restricted to a prescribed building envelope of
approximately 20,000 square feet determined in the
field on a lot-by-lot basis.
