Swaback Partners was retained by Newland Communities, the largest masterplanned community developer in the United States, to prepare a development plan for the 2,274-acre final phase of Cinco Ranch. The planning process focused on formulating strategies for creating a vibrant mixed-use district that will serve as the "heart" of the community. This central district includes traditional neighborhood components that embrace the notions of compact and pedestrian oriented development. Other features include: vertical mix of uses, broad spectrum of residential products, and focal open space amenities including the founder’s lake park.

The final master plan incorporated an extensive system of natural waterways, native forests and restored prairie landscapes. A network of paths, trails and walkways provided access to these passive open spaces and to improved parklands as well.
