20 Square City Blocks

Swaback Partners has been retained by the City of Tucson to prepare an Urban Design Plan for a significant portion of the Downtown area. The planning area encompasses over 20 square city blocks and includes a range of existing land uses and urban conditions. The current planning model calls for a program that includes over 5,000 units of urban living in a series of mid-rise and high-rise design solutions. In addition, the programming will integrate a considerable amount of commercial, retail and office space in order to support the notion of a truly mixed-use environment.

The plan is envisioned as a new urban district in the Downtown that will cater to a wide variety of buyers and users who are looking for an urban lifestyle setting within the core and within easy access to the University of Arizona. As part of the development, the planning process has included the exploration of a variety of alternative transportation opportunities such as public transit, trolley, pedestrian emphasized circulation and light rail.
